2 vehicles maximum per site.
If more than 2 vehicles/utility trailers: They cannot be parked inside the park & must be parked on the public road.
A Vehicle towed by a “Class A” RV is free.
The truck towing a bumper pull or fifth wheel RV is free.
Any second vehicle must pay extra parking fee $150/month if inside park.
No Extra Vehicle fee if occupant parks extra vehicle outside park.

“Permanent” sites or stays – There is not such thing as a “permanent” RV site or stay.
All RV sites in any private park is a “license to occupy” (LTO) and is governed by BC laws that regulate LTO agreements. Township of Langley Bylaws restrict RV stays to 6 months. RV parks are not under any legal constraints to allow RV occupants to stay beyond 6 months.

Extended or Long Term Stays of 28 days or longer, regardless of length of stay, does not constitute a BC Tenancy and is not covered under the BC Tenancy laws as define in either the Residential Tenancy Act or the Manufactured Home Tenancy Act.
1- Staying 28 days or longer, regardless of length of time, does not imply or legally constitute a tenancy agreement.
2- Our rates are weekly and can be paid by occupants choice on weekly or monthly basis.
3- Monthly payments are allowed to make site fees easier to manage.
4- Decision by occupant to pay on a monthly basis does not imply or constitute a legal tenancy nor qualify legally as “rent”.
5- All fees paid are under a “License to Occupy” for an RV site.
6- RV Sites under a LTO does not make the occupants site private property and is subject to encroachment at any time by park staff of management for any reason.
Any Occupant can be removed at anytime without notice for:
Any violation of park rules or policies; any other reasonable violation of Township Bylaws; BC civil or criminal Code violations; Human Rights violations; or at discretion of park management.
